Maryland Real Estate License Reciprocity

How to transfer your real estate license from another state to Maryland. 

What is real estate license reciprocity?   One may obtain a real estate license by reciprocity or mutual recognition if the person has a current license in another state.  It basically means you would transfer your license without having to take some or all of the state’s pre-licensing requirements.  Requirements for an of-state-real estate license vary by state.

Does Maryland have real estate reciprocity with other states?  

Yes.  Maryland has real estate reciprocity with Pennsylvania and Oklahoma and a similar process called “waiver” for all other states.  For Pennsylania and Oklahoma, you would not have to take the licensing course or the national or state portions of the examination. 

If you have a license in another state that is not reciprocal, you may be able ot obtain obtain a waiver by taking only the Maryland portion of the real estate exam.  You would not need to take the pre-license course or the national portoin of the exam.  

Requirements to get a real estate license by reciprocity or “waiver” in Maryland:

  • You have a current and active real estate license in another state. 
  • You took the required pre-license work and passed the real estate exam (national and state portions) in the other state. 
  • You obtain a certificate of licensure (full license history) from your current state and send it to PSI before taking the Maryland portion of the exam. 
  • You send a request to the MD Real Estate Commission to take the MD portion of the PSI exam.  Include the certification from out of state.  They will send you authorization to take the exam.
  • You send in the PSI application to take the MD portion of the exam.
  • Pass the PSI portion of the MD exam.
  • Complete the Maryland license application with a Maryland broker.
