What is real estate license reciprocity? One may obtain a real estate license by reciprocity or mutual recognition if the person has a current license in another state. It basically means you would transfer your license without having to take some or all of the state’s pre-licensing requirements. Requirements for an of-state-real estate license vary by state.
Does Georgia have real estate reciprocity with other states?
Yes. Georgia has full reciprocity with all states (except Florida- see below). If you are currently licensed in another state, you may be eligible to obtain a reciprocal license without taking an examination. You must have obtained your license by passing an examination in that state. Your license must be currently in good standing (not lapsed or expired)
Persons with a Florida real estate license must pass a supplemental exam covering Georgia real estate laws.
Requirements to get a real estate license by reciprocity in Georgia:
- You have a current real estate license, active or inactive, in another state.
- You took the required pre-license work and passed the real estate exam (national and state portions) in the other state.
- You provide a certificate of licensure (full license history).
- You will need to provide a Georgia lawful residence verification form available on the Georgia real estate website.
- Standard criminal background check
- You do not need to take the pre-license course or the Florida real estate exam. However, the exception is Florida. Persons with a Florida real estate license must pass a supplement exam covering Georgia real estate laws.
