Florida Real Estate License Reciprocity
How to transfer your real estate license from another state to Florida .
What is real estate license reciprocity? One may obtain a real estate license by reciprocity or mutual recognition if the person has a current license in another state. It basically means you would transfer your license without having to take some or all of the state’s pre-licensing requirements. Requirements for an of-state-real estate license vary by state.
Does Florida have real estate reciprocity with other states?
Yes. Florida has mutual recognition with a specific number of states.
Florida has mutual recognition agreements with Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island and West Virginia.
You must hold a current and active real estate license in good standing in the reciprocal state. You must be a non-resident of Florida. You must pass only the Florida state portion of the exam. You would not need to take the pre-license course. You would simply take an exam prep course before taking the exam.
For other states, you would need to follow the regular Florida requirements in order to get your salesperson license. You would need the 63 hour pre-license course and pass the national and state portions of the real estate exam.
Another option: If you have had a current license in another state for at least 5 years that has been active within the last 2 years, you may be able to obtain a Florida broker license. You would not have to take the sales associate exam and go straight to a broker license. But that would require you to take the full broker pre-license course and the broker exam. The broker course and exam are more extensive and more difficult, so this is not usually a desirable option.
Requirements to get a real estate license by reciprocity in Florida :
- You have a current and active real estate license in Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island or West Virginia.
- You must not be a resident of Florida.
- You must have taken the required pre-license work and passed the real estate exam (national and state portions) in the reciprocal state.
- You provide a certificate of licensure (full license history). The history must contain your initial license exam type, current license status, disciplinary information, and how many valid months within the preceding five years.
- You must pass the Florida portion of the license exam by Pearson VUE. The exam is 40 questions. Passing score is 30 out of 40.

Brokers only: Florida has similar reciprocal and Endorsement real estate license requirements to sales associates. However, brokers must also take and pass an approved 72 hour Broker Pre-License Course in addition to the state portion of the broker exam.
