Massachusetts Real Estate License Reciprocity
How to transfer your real estate license from another state to Massachusetts .
What is real estate license reciprocity? One may obtain a real estate license by reciprocity or mutual recognition if the person has a current license in another state. It basically means you would transfer your license without having to take some or all of the state’s pre-licensing requirements. Requirements for an of-state-real estate license vary by state.
Does Massachusetts have real estate reciprocity with other states?
Yes. Massachusetts has real estate reciprocity with seven (7) other states. Colorado, Connecticut, Georgia, Iowa, Mississippi, Nebraska, New Mexico, Pennsylvania, Rhode Island, Tennessee and West Virginia. Also salespersons and brokers from Oklahoma licensed for at least 2 years.
If you have a license in any other state (one that is not reciprocal), Massachusetts allows you to request an “Eudcational Waiver”. This means you would not have to take the pre-license course for Massachusetts. You would only need to take one or both portoins of the exam. All states require you to submit the Certified Record of Licnes History (valid for 90 days) with your request.
Staes that allow you apply afte taking only the Massachusetts state portion of the exam: New Hampshire salespersons and brokers. Brokers in Maine who have been licensed for 3 years.
If licensed in any other states, you still do not need to take the pre-license course, but you do have to pass the entire exam (national and Massachusetts state portions).

Requirements to get a real estate license by reciprocity in Massachusetts (or Education Waiver in non-reciprocal states):
- You must have a current license in another state.
- A certified letter of Good Standing issued by the reciprocating state which includes: issue date, Expiration Date, How license was issued, Any Discipline against license, Status of license
- A notarized Criminal Offender Record Information (CORI) Form must be completed and signed by the applicant
- A recent, color photograph of the applicant (passport-style)
- In addition to the above the Broker applicant must provide A $5,000 Surety Bond in the name of the applicant.
- This bond must be issued before submitting the application.
- If applicable, an official letter or certificate of standing for each professional license held by the applicant in any other jurisdiction. Please note that the letter or certificate must have been issued within ninety (90) days of the date of submission of this application.
- If the owner(s) or authorized representative(s) has pending or past disciplinary action against their professional license in any location, either inside or outside of the United States, a document detailing that action must be included with the application. Certified copies of any disciplinary documents or official records of the disciplinary action are required as well.
- If the owner(s) or authorized representative(s) has any prior felony or misdemeanor convictions against them in any location, either inside or outside of the United States, a document detailing the convictions must be included. Copies of certified court records related to the conviction must also be included.
- Pass the Massachusetts portion of the real estate license exam with Pearson VUE.
- Provide a certificate of licensure from the out-of-state license.
- Submit fingerprinting for background check.
- Apply for your broker license with the Massachusetts Real Estate Commission.
